Dilworth Mountain and Glenmore are Kelowna's two most consistently popular mid-market neighbourhoods. Both offer established housing stock, strong school access, and central Kelowna location. But the living experience is completely different.
The Core Trade-Off
Dilworth Mountain: Elevation, views, privacy, mature hillside landscaping. You're above the city looking down at Okanagan Lake. The premium is for that specific feeling.
Glenmore: Valley floor, flat land, easy access to parks and amenities, no road grade. The premium is for flat-land livability and community infrastructure.
Price
At similar square footage and age, Dilworth Mountain typically runs 5–15% above comparable Glenmore properties when a view is present. Without a view, the gap narrows significantly. Glenmore's flat lots are more universally functional; Dilworth's sloped lots offer dramatic views at the expense of some yard usability.
Schools
Glenmore has a slight edge on school walking distance — several elementary schools serve the valley and are genuinely walkable. Dilworth Mountain school access requires driving or busing in most cases due to road grade.
Outdoor Living
Glenmore wins on flat, usable outdoor space. Yards are accessible, gardens are workable, kids can play without slope. Dilworth wins on decks and views — entertaining space with a panorama is hard to match. What you prefer says a lot about which neighbourhood is right for you.
Community Feel
Both are established, owner-occupied, family-oriented neighbourhoods. Glenmore feels more connected to city life — it's denser and more walkable. Dilworth feels more private and secluded, even though it's only minutes from downtown.
Our call: Families with young kids who value flat outdoor space and school walkability often prefer Glenmore. Buyers who want views, privacy, and a dramatic Kelowna setting lean Dilworth. Neither is a bad choice.
